Vacant Properties

Staging is a wonderful way to bring life and color to new and vacant homes! Without furniture, vacant homes often look smaller than they really are. It can be difficult for buyers to visualize how their furniture will fit. Staging removes the guesswork – and helps buyers to make an emotional connection.

Another downside of vacants is that they often give the impression of “Motivated Seller.” Buyers realize that there are carrying costs involved and will factor this into their offer price. A property which appears well-loved and well-furnished will have a greater perceived value. Staging is a great investment in retaining your hard-earned equity!

Occupied Properties

How you live and how you sell are two entirely different things. We will work with you to redesign your home so that it appeals to the greatest number of buyers possible and photographs at its very best! This will often involve furniture rearranging, packing up some furniture and personal belongings, minor repairs and the addition of art, florals and accessories (which we can rent to you). As you’re living in your home, we’ll design solutions that work for you and your family. We don’t want you to stop living comfortably, simply because your house is for sale. Together, we’ll find win-win solutions. That’s what we’re known for!

Downsizing & Senior Moves

These are some of our favorite projects! We assist homeowners who are looking to downsize – because the kids are long grown and gone and they no longer want the responsibility (or expense) of a large family home. In these cases, we use as much as possible of the owner's belongings and then add a range of accessories to create a modern feel that pops off the page on the internet! Homes that were a bit tired or dated – again feel energized and move-in-ready. The result? A faster sale and greater financial return!

Estate Sales

Unfortunately, properties sometimes need to be sold because an owner has passed away or is in need of assisted care. These are difficult times for family members and often involve decisions by multiple people in multiple locations. In these cases, we work closely with family members and their agents to ready the house for sale in the quickest and most cost-effective way possible. We are extremely sensitive to the inherent stresses of these projects and do our best to keep everyone happy and informed.

We can handle the entire project or select portions. We have access to excellent handymen, painters, appraisers, consignment shops, real estate agents and other specialists in the areas we serve. We are happy to make these resources available to our clients.

Often, the best investment you can make is in a can of paint! Removing old/worn carpet and refinishing hardwood floors is another terrific way to get a great return. It's well known that less-than-perfect goods can only be sold at a discount. (Would you pay full price for a damaged item... however minor?) Buyers will over-estimate the cost of making repairs. They will deduct this from their asking price -- plus more -- to compensate for the unknown and the aggravation factor. Can you blame them? Buyers are looking for their Dream Home – not someone else's To Do List. The best way to protect your equity is to tackle the simple repairs up-front. We will help you to create the appearance of space, light and move-in-ready. That's what buyers will pay more for. That's money in your pocket! If you're short on time, we can oversee the work for you.

Move-in Services

Moving into a new home can be extremely time consuming! We’ll send two stagers to have you up and running in no time! We’ll help you unpack, place your furniture, hang your artwork and accessories and recommend additional items to make your home complete. We also handle move-outs! Cost for 2 stagers is $150/hour. Project fees are available.

Personal Shopping

No time to shop for your home or home renovation? Let us do the leg-work for you. $75/hour. Project rates also available.
